| Pine River Village is made up of 175 active adult units as well as two recreation buildings located on a 33-acre site on Pine Street in Lakewood, N.J. Designed in a traditional neighborhood design format, the project provides an alternative to the conventional, one-story, garage-dominated active adult communities that are prevalent around the state. Somerset’s design reduced the number of permitted units from 215 to 175 to develop a neighborhood that was called by the Township Planner as “a model for development within the Township.” |
| The project was zoned for conventional suburban townhouse uses and required a long list of variances. |
| Somerset's explanation of the rationale behind the TND design and enhanced design of the dwelling units generated positive responses from the Township Planning Board. |
